What is building insurance and why is it so important? Also, find out how to make a claim.

Homeowners have a statutory duty to insure against prescribed risks such as fire or flood under the Tenements (Scotland) Act 2004 and the Tenements (Scotland) Act 2004 (prescribed Risks) Order 2007.

In most cases your Title Deeds will require your property factor to arrange buildings insurance for all the properties in your block, including the common parts. This is designed to protect everyone’s interests and means your block is always fully covered in the event of an insured act such as fire or storm damage.

Wheatley Solutions Limited, also part of Wheatley Group, arranges the building insurance contract on our behalf. They get competitive quotes from insurers every three years. Despite the extremely challenging insurance market, with several insurers no longer providing this type of cover, as well as the changes in insurance regulations and the increasing costs and claims values, Wheatley Solutions has still managed to secure a competitive insurance cover for our customers.

From 1 April 2024, your buildings insurance is provided by Aviva Insurance Limited. Aviva is one of the largest insurers in the UK, with nearly 19 million customers.
