Why you need a factor
We are here to help you look after your biggest asset: your home.
Lowther acts on behalf of you and your neighbours to manage the common parts of your property, such as the stairs and landings or shared backcourts.
Often your factor will arrange buildings insurance for the whole block, so you will have peace of mind that you and your neighbours are fully covered if the worst happens.
If repairs are necessary, we'll carry them out quickly, while still delivering excellent value for money.
We arrange all essential common repairs below the threshold – even if a neighbour hasn’t paid a bill – because proper maintenance is vital to protect your home. When a repair cost is over the threshold, we’ll go to great lengths to make sure everyone agrees to the repair and pays their way.
If you are struggling to pay a bill you can get in touch to see how we can help.
Where a larger maintenance project might be needed, we’ll work with you and your neighbours to plan it and carry it out efficiently, on time and within budget.
Remember, your home is probably the biggest asset you’ll ever own and we want to do all we can to help you keep it in good order - and protect its value.
What does my management fee cover?
The management fee goes towards the cost of providing you with a wide range of quality services that help maintain your home and protect its value.
This ranges from organising repairs and maintenance to running a 24/7 call centre service that ensures we are here to help you any time, day or night.
It also enables us to send staff to attend proprietors’ meetings, record votes and keep you informed through our newsletter and our website.
Does Lowther provide good value for money?
According to our surveys, most of our customers believe we do. Our service charges and fees are among the lowest around.
We also offer a fantastic range of optional services. For example, our gas maintenance cover – through Saltire – is among the cheapest you can find on the High Street.
We also offer a high-quality range of additional optional services, such as internal repairs and low-cost home insurance.
Can I self-factor?
Some homeowners prefer to self-factor. This requires owners to do the work of the factor themselves, placing the responsibilities for these arrangements on individual owners in terms of physically gathering in funds from their neighbours to pay for services, repairs, maintenance and importantly insurance, operating a bank account to manage the property, organising and overseeing contractors, and pursuing any reluctant neighbours, who will not pay their way, through legal action.
This can be a challenging and can lead to delays in getting essential work done. We arrange all essential common repairs below the threshold – even if a neighbour hasn’t paid a bill – because proper maintenance is vital to protect your home. When a repair cost is over the threshold, we’ll provide all the information you need to help everyone agree to the repair and pay their way.
Where a larger maintenance project might be needed, we’ll work with you and your neighbours to plan it and carry it out efficiently, on time and within budget. We also offer a wide range of other services, from organising great-value buildings insurance to offering landscape maintenance to keep common green areas clean and tidy.
Remember – your home is a major asset and we want to do all we can to help you keep it in good order - and protect its value.
