Deposits
All tenants in Scotland have their deposits protected in a Scottish Government-approved scheme.
The Tenancy Deposit Scheme, which came into force in 2011, is compulsory for all landlords in Scotland. The law requires that a tenant’s full deposit must be lodged within an approved scheme within 30 days of the start of a new tenancy.
We lodge your deposit with SafeDeposits Scotland. They will write to you once they receive your deposit from us. SafeDeposits makes sure:
- your deposit is safeguarded throughout the term of your tenancy
- your deposit is not unfairly withheld at the end of your tenancy
- tenants and landlords receive the amount they are entitled to from the deposit at the end of a tenancy
- any disputes between tenants and landlords are resolved quickly and impartially.
Any disputes regarding the repayment of the deposit will be dealt with in accordance with the scheme rules.
At the end of your tenancy, we’ll apply to the scheme for repayment of your deposit, provided there are no outstanding payments or any damages to the property or its contents. If you agree with the amount to be repaid, SafeDeposits will return your deposit to you within five working days.
